Terms and Conditions

These terms apply to all reservations made directly through malibumanorboise.com for Malibu Manor (“the Property”), hosted by Christian and Kylee Loya (“Hosts”). By booking, the guest who makes the reservation (“Guest”) agrees to these terms on behalf of everyone in their party.

1. Reservations & Payment

• 50% of the total reservation cost is due at booking to secure your dates.
• The remaining 50% is due 30 days before arrival. Reservations made within 30 days of arrival are paid in full at booking.
• Rates, fees and applicable Idaho and local lodging taxes are shown at checkout before you confirm.

2. Cancellations & Refunds

• Full refund: cancellations made at least 30 days before check-in.
• Bookings made fewer than 30 days before check-in: full refund if cancelled within 48 hours of booking and at least 14 days before check-in.
• 50% refund: cancellations made at least 7 days before check-in.
• No refund: cancellations within 7 days of check-in, early departures or no-shows.
• We strongly recommend travel insurance. Contact us with any questions about our cancellation policy.

3. Check-in & Check-out

• Check-in is by smart lock. Your door code and arrival instructions are sent before your stay.
• Check-out is 10:00 AM. Late check-out is not available unless approved in writing by the Hosts in advance.

4. Occupancy

• Maximum occupancy is 16 guests. Only guests listed on the reservation may stay overnight or be in the home unless approved by the Hosts in advance.
• The primary Guest must be at least 25 years old and present for the entire stay.

5. House Rules

• No smoking or vaping of any kind, inside or out.
• Quiet hours are 11:00 PM – 7:00 AM. Please be respectful of our neighbors.
• No parties or events beyond the registered guest count.
• Pets: no pets unless approved in advance by the Hosts; additional fees apply.
• We have a zero-tolerance policy. Violations may result in immediate termination of the stay without refund.

6. Damage & Cleaning

• Guests are responsible for any damage, missing items or excessive cleaning beyond normal use caused during their stay. The Hosts may charge the payment method on file for repair or replacement costs, and will provide documentation.
• Please report any damage or maintenance issues as soon as possible.

7. Liability

• Guests use the Property and its amenities (including the deck, game room and outdoor areas) at their own risk. Children must be supervised at all times.
• The Hosts are not responsible for lost or stolen personal belongings, or for interruptions to utilities, Wi-Fi or appliances beyond their control. We’ll work quickly to resolve any issue.

8. Privacy & Security

• For security, exterior cameras or noise monitors may be in use. They are never inside the home, and they’re disclosed in the listing.
• Guest information is handled according to our Privacy Policy.

9. Changes

The Hosts may update these terms. The version in effect when you book applies to your reservation.
